Charles Towne Montessori

Charles Towne Montessori School, a 501(c)3 nonprofit private school founded in 1971, plans to build a new 10,000 square feet LEED platinum certified campus on a long-term leased property in West Ashley, SC.  

The overall project costs are estimated to be $1,100,000.  Silverman Strategies has been retained to provide 30% of the cost as mezzanine financing, with the balance through traditional financing.

The school intends to pursue a platinum certification in the Leadership in Energy and Environmental Design (LEED) Green Building Rating System, a system developed by the U.S. Green Building Council (USGBC) to provide a suite of standards for environmentally sustainable construction. 

This new campus will provide a modern facility to the school’s 140 students who range in age from six months to 11 years.  The project also will allow the school, which currently has a $1,000,000 annual operating budget, to have the flexibility it needs to grow in coming years to 200 or more students.

CTMS is working with DPZ Green, part of a nationally-renowned architecture firm, to develop a four cottage prototype campus of Learning Cottages.   These cottages are environmentally low-impact, efficient and durable, aesthetically pleasing and cost-effective when built with panelized construction. CTMS expects to enter into a relationship with Rosenblum Coe Architects Inc., a highly regarded Charleston firm, to work with DPZ Green to implement plans and construction of the school cottages.

Initial design and conceptual planning have already begun.  The project is scheduled to begin final design and infrastructure planning no later than August 2008, with completed construction by July 2009 in advance of the new school semester.
